KICKBACK FLATS

SisterCreek Ranch has a perfect blend of topography for great trail riding and is the home of the small town of KickBack Flats.

KickBack Flats is where you will find all the amenities for your horsing around. A large arena, covered/lighted round pen, a barn that will facilitate your every need and beautifully laid-out paddocks. All are back dropped by the steep, tree covered hills. Here in KickBack Flats you will also find Sniffy’s Saloon and the two beautiful Guest Houses for the guests.

Guest Houses
Our Guest Houses are creek side and have a country look with classy comfort. Two bedrooms, two baths with a loft upstairs make each guest house capable of housing six adults. There is a kitchenette, large stone fireplace and a wonderful screened in porch to enjoy the sounds of nature. Sorry no pets are allowed

SALOON
	Sniffy’s serves as the KICKBACK FLATS’ mess hall and saloon. Sniffy’s has everything for an evening of Texas fun: Karaoke, shuffleboard, pool table and a good chance to hear live pickin’ from the locals.
BARN
	This beautifully equipped barn will be where you may  groom your horses.
	Clean and well maintained our barn will be a pleasure for you to use.
ARENA
	Our newly constructed 250 x 150 square foot arena makes practicing of any equestrian sport easy and enjoyable. It has a sand and crumbled rubber surface, which is very comfortable for the horse and rider.
ROUND PEN
	The 50-foot diameter round pen is covered and lighted with the same sand and crumbled rubber surface as the arena.
BOARDING
Full Boarding is provided in large paddock areas with run in shelters for protection. Each paddock holds from 3-6 horses. Horses are fed grain and quality coastal hay twice per day. The rate is $350 per horse with a discount for multiple horses. Pasture Boarding is provided in two large areas.. A round bale of quality coastal hay is provided but no feeding of grain. The rate is $275 per horse with a discount for multiple horses.
